The problem
Good software rarely reaches the businesses that need it most.
Running six units has most of the same moving parts as running sixty. The tools for that work were shaped around much larger companies.
Built for someone much bigger
Designed around large teams with a training budget. A person running six units inherits the weight and none of the support.
Priced for a different business
Per-seat pricing assumes a company with seats to fill. For a small operation the maths rarely works.
Complicated where it matters
Recording one month's rent should not need a walkthrough. Buried under configuration, it gets done in a notebook instead.
Quiet about what is happening
Who paid, what is owed, what was agreed — somewhere in the system, but rarely in front of you or your tenant.
You already have a system. This is what changes.
Most landlords run on a notebook, a spreadsheet, a chat thread — or all three. Those work. Here is exactly where they stop working, and where they still beat us.
Notebook or spreadsheetWhat most portfolios run on
- What it costs
- Free
- Survives a lost phone or a wet notebook
- No
- Your tenant can see what they paid
- No
- A numbered receipt, without writing one
- You write each one
- Tells you who is behind, before you notice
- You work it out monthly
- Knows Philippine rentals
- However you set it up
- Where it still beats us
- Works with no internet, and needs no setup at all
A chat threadWhere the agreements actually happen

- Your tenant is already there and already replies
Someone you payA caretaker or admin
- What it costs
- A monthly salary
- Survives a lost phone or a wet notebook

- When they tell you
- Knows Philippine rentals
- Usually yes
- Where it still beats us
- A person can chase, inspect and fix things

Free during early access
Soofair Property is in private early access. Have an access code? Create your account
An illustration of the Soofair Property dashboard using sample data: a portfolio of eighteen occupied units, three due soon and two vacant; a rent list showing one unit paid, one due in three days and one overdue by six days; a maintenance job in progress; and a six-month collection trend. These are example figures, not real customer data.
The whole workspace, listed plainly.
No feature matrix and no locked tiers to decode. While we are in early access every feature is available to every account — open any group to see exactly what it holds.
Properties, units and ownersAddresses, per-unit rent, status, and the owners you manage for
- The building or house, its address and who owns it
- Each unit with its own rent, due day and recurring charges
- Unit status — occupied, vacant, under repair
- Owners you manage for, each with their own statement and fee
Tenants and leasesTenant records, lease terms, in-app signing, tenancy history
- A proper tenant record, with a portal login if you want one
- Leases with term, rent, deposit, advance and the clauses you choose
- Signed in the app — the agreed terms freeze onto the document
- A tenant history per unit, so a new tenancy inherits nothing
Rent, receipts and arrearsRecord a month in one screen; numbered receipts; who is behind
- Record a whole month in one screen — tick who paid, adjust, save
- A numbered receipt (SF-YEAR-NNNN) for every payment, as PDF
- Who is behind and by how long, with aging and optional late fees
- Email reminders before rent is due, and after it is missed
Deposits, charges and chequesDeposits and advances, recurring charges, post-dated cheques
- Deposits and advances held against the contract
- Settled at move-out with an itemised statement the tenant can dispute
- Recurring charges on top of rent — dues, parking, water
- A post-dated cheque booklet tracked leaf by leaf, including bounces
Maintenance and documentsRepairs with photos, vendor costs, contracts, condition reports
- Tenants report issues with photos; you triage on a status timeline
- Repair cost and who did the work, feeding your expense reports
- Contracts, titles, insurance and IDs stored against the right unit
- Move-in and move-out condition reports with photos, as PDF
Reports, exports and the marketplaceIncome and occupancy, CSV and PDF exports, owner statements
- Income, expenses and occupancy by property or by owner
- Rent roll, payments and expenses exported to CSV any time
- Per-period owner statements as PDF, with your fee applied
- Publish a vacancy to the marketplace; brokers refer and are credited
And what it deliberately does not do
- Move money. You record the payment you received — Soofair never touches it.
- Connect to your bank or charge a card. No payment processor is wired up.
- Replace your accountant. It is not accounting software, and its receipts are acknowledgement receipts, not BIR-accredited invoices.
- Work offline. It needs a connection, on a phone browser or a laptop.
The full breakdown, screen by screen, lives on the Soofair Property page.
How it works
Six steps from an empty account to a working record.
Stop after step four and you still have every lease in one place. The last two turn a filing cabinet into something that answers questions.
Add a property
The building or house, its address and who owns it.
Set up units
Split it into the units you rent, each with its own rent, due day and recurring charges. A single house is simply one unit.
Add tenants
A proper record of the person renting. A portal login for them is optional, not required.
Create a lease
Set the term, rent, deposit and advance, choose your clauses, and sign. The agreed terms freeze onto the document.
Record rent and maintenance
Log payments as they arrive and each one gets a numbered receipt. Raise repairs and keep the history with the unit.
Understand the business
Arrears, occupancy, income and expenses by property — plus a per-period statement for every owner you manage for.
Who it is for
One record, read from three sides.
A rental involves more than one person. The landlord keeps the record; the tenant and the broker each get a portal showing only their part of it.
Landlords and owners
You hold the source of truth. Everything the other two see is what you have already recorded.
- Every unit, contract and payment in one place
- Arrears and occupancy without a spreadsheet
- A statement for each owner you manage for
Tenants
Your tenant stops asking you what they owe, because they can see it themselves.
- What is due, what was paid, and when
- A numbered receipt for every payment
- Report a repair with photos, and follow it
Brokers
The agent filling your vacancy works from the same listing you published.
- The vacancies they are marketing for you
- Enquiries and viewings as they come in
- Commission recorded against the tenancy
Tenants and brokers use their portals at no cost — the subscription sits with the landlord, and everything is free during private early access.
Who we are
I built this because I was the one keeping the notebook.
Before Soofair I managed residential rentals — the units, the tenants, the follow-ups, and the month-end scramble to work out who had actually paid. The record was a notebook, a spreadsheet and a chat thread, and every month it drifted a little further from the truth.
A notebook does not remember. Two years later, that is how you lose an argument about a deposit.
The software that solves this already exists — built for companies with a hundred properties and someone whose whole job is the software. Nobody builds it for the person with six units.
Soofair is that missing tool. I am building it in the Philippines, for Philippine rentals — pesos, post-dated cheques, deposit-and-advance, the way tenancies actually run here. It is a small operation today, which is exactly why early access is private: I would rather help a handful of landlords properly than sign up a thousand badly.

Writing to that address reaches me, not a queue. How your data is handled.
Everyone deserves software that is clear, capable and fairly priced.
That sentence is the whole brief. These three principles are how we hold ourselves to it — each one checkable against the product.
Clear by design
The common task is the obvious one — recording a month's rent or logging a repair takes seconds and no training.
Capable without complexity
Leases, deposits, post-dated cheques, prepayments and owner statements are all supported; the setup work you would normally do first is not.
Transparent by default
Both sides read the same record, and every payment you record produces a numbered receipt.
Get in early — free while we refine it.
Private early access begins August 15, 2026. Request an invitation and we'll email you a secure link. It is free while we refine the product. We will publish pricing before billing begins, and no card is required.
Would rather write to us? Email hello@soofair.com and we will reply to the same address.
