Terms of Service

By creating an account or using Soofair Property (soofair.com, the “Service”), you agree to these Terms of Service. The Service is property-management software in a free beta that has not yet opened to the public, operated by Soofair Technologies Inc. (“Soofair”, “we”), a corporation registered in the Philippines (SEC Registration No. 2026070259105-04, BIR TIN 011-007-497-000, Pasay City, Metro Manila). If you are using the Service on behalf of an organization, you represent that you have authority to bind that organization.

Soofair is currently free to use while in beta. During this period, features may change, be reworked, or be removed as the product matures, and we do not offer an uptime guarantee or service-level agreement.

Indicative prices are shown on the product page. Binding pricing and billing terms will be added here and announced with reasonable notice before anything is charged.

Soofair has accounts for landlords and the staff they invite, for tenants, and for brokers. A landlord is responsible for the people they add to their organisation. You are responsible for the accuracy of the information you provide and for keeping your login credentials confidential. You must be at least 18 years old to hold an account.

You keep ownership of the data you put into Soofair — your properties, leases, payment records, uploaded documents, and messages. We use it only to run the service for you. You can request an export or deletion of your data at any time by emailing hello@soofair.com.

Soofair is a record-keeping and coordination tool; it is not a party to your lease. Landlords remain responsible for their own legal and tax obligations, including issuing any receipts or invoices required by law to their tenants. Soofair does not issue BIR official receipts or invoices on anyone’s behalf.

Receipts generated by Soofair are acknowledgement receipts of a payment the landlord recorded, and each one says so. Any tax figure Soofair shows — VAT, withholding, a quarterly summary — is a planning estimate calculated from settings you entered. It is not tax advice and not a filing figure; confirm it with the BIR or a licensed accountant.

The same applies to utility charges. Where you record meter readings and a rate, Soofair does the arithmetic and shows the result to your tenant. The rate is yours: Soofair does not check it against Meralco, a water district, a concessionaire or any regulator, and shows no opinion on whether the amount, the method of splitting a shared meter, or the resale of submetered electricity or water is permitted in your case. You remain responsible for what you charge and for the rules that apply to it.

Use Soofair only for lawful property-management purposes. You will not post illegal or fraudulent listings, harass any party to a tenancy, attempt to access data belonging to other users, or probe or disrupt the service. Accounts that violate these terms may be suspended.

Soofair does not review listings before they are published. The landlord who publishes a listing is responsible for its accuracy and for having the right to let the unit.

You can close your account at any time by emailing hello@soofair.com; we delete it as described in the Privacy Policy, and you can ask for an export of your records first. We may suspend or close an account that breaks these terms. During the beta we may withdraw or change the Service; if we do, we will give reasonable notice by email and time to export your records.

Soofair is provided “as is,” without warranties of any kind — this is beta software. To the fullest extent permitted by law, Soofair is not liable for indirect or consequential damages, or for disputes between landlords, tenants, and brokers.

These terms are governed by the laws of the Republic of the Philippines. Any dispute will be resolved in the appropriate courts of the Philippines.

We may update these terms as the product evolves. For material changes we will email the address on your account before they take effect; continued use after that date means you accept the updated terms. Questions? Email hello@soofair.com.
